Fees:
A Property Staging Consultation costs $150. This includes an in-depth property interview with the seller, an extensive report of recommendations, a concierge list if any repairs are needed, and a bid proposal for hands-on staging. If painting is needed, a color consultation is included.
Hands-on Staging is charged at $80 per hour for 2 stagers to rearrange furniture, identify architectural focal points, hang artwork, and create vignettes. Goals include making the space appear as large and light as possible, correcting any perceived design flaws, drawing attention to the positive aspects of the property, downplaying the negative aspects of the property, and creating emotional attachments for prospective buyers. StoneBrook Staging has an expansive inventory of on-trend staging props including artwork, lighting, bedding, pillows, dishes, and decorative accessories. The hourly staging rate also includes staging props (as much as needed) that will be hand-picked to best compliment and enhance your specific space at no extra cost for the first month. In addition, professional quality photography of the home is included and provided to the Realtor and/or homeowner to use on MLS and on any marketing material. Complete rooms of furniture may be rented if needed for an additional charge.

Staged homes result in quicker sales and higher commissions for agents. They require fewer showings and less contact hours as well. We work with Realtors, taking care of all the details in readying a property for sale. We also stage vacant properties, allowing buyers to better visualize themselves living in the space. Buyers can't accurately estimate room dimensions without a point of reference - furniture. We will arrange your properties artfully for maximal visual and emotional appeal to buyers.
